Hello, my name is Bennie Williams. I am President of Bennie Williams, Inc. We are offering for sale the nudist/naturist camping facility known as Holly Acres/Native Woods. It has been at this location for almost twenty eight years. The facility was established before the county adopted any zoning requirements. At present we are not having any zoning or legal problems; nor is any expected. There is no mortgage or loans against the property.
This facility consists of thirty four plus acres. One boundary comes within three hundred feet of the salt water marsh. On the property are large moss draped trees. Most of the ground is high ground with two small brackish water creeks. A large portion of it remains in a natural state with the exception of camping sites and recreation areas. Thirty three plus acres are zoned R2 (allowing for mobile home structures) and the remaining acre is zoned commercial. Access is directly from a paved state highway. Presently on the property is electricity, community water, and telephone. Because of previous limited finances, growth has been slow. But we do have some camp sites, outdoor shower, portolet, bar-b-que grills, open sunning area, soft drink machine and lawn furniture.
Less than 1/8th mile away is a new subdivision. In it lots range in price from $150,000 for lots on a tidal creek $100,000 for lots on the marsh, to $50,000 for interior lots. When this subdivision is completed, the cost of these lots will go up about twenty percent minimum.
The county is in the process of building a new high school. They have just finished building a new jail complex. The local telephone company has recently installed fiber optic cables for their whole system. They are also a local internet provider.
Interstate I-95 runs through the county less than ten miles from the facility. A commercial airport is about fifteen miles to the south. The Intercoastal Waterway also runs through the county; about eight miles from here. Within driving distance is Ft. Stewart Army Post and Kings Bay Naval Station.
Nearby are St.Simons Island, Sea Island, and Jekyll Island. These islands have accessible beaches for the general public. However they are not nude, topless, or clothing optional. Plans are in the works for a Jim Fowler Wildlife Park less than ten miles from here. A dinner/casino ship operates daily out of Brunswick: just twenty miles to the south. Efforts are ongoing to bring a cruise ship into Savannah or Jacksonville, Fl. Savannah is fifty five miles to the north and Jacksonville is about seventy five south. Savannah is also a great tourist attraction, because of its historic sites.
One reason why this area has become so hot is that it is one of the last places on the Georgia coast to see major development. That also means there is a lot of potential here for growth and increased land values.
We are asking $20,000 per acre. However we would prefer that the camp grounds remain a nudist facility. For those interested in doing this, I am offering two options to assist. One option would be to sale a 49% interest to someone whom would be a managing resident. The other option is for me to owner finance. With a $250,000 down payment, I would finance the balance. That could be spread over ten years using a simple annual percentage rate or use a variable rate. The variable rate, adjustable annually, would be 2% below prime. Because prices are increasing so fast here, this price is good until February 28, 2003. At that time the price will increase to $21,000 per acre.

It's a run down piece of property. It needs a lot of work and would probably be negotiated. He never had any improvements on the place for the 12 or so years it's been around.
