To say the least a MONSTEROUS undertaking. But this will be a 25 acre retreat (I don't like resorts as they are over rated and over priced) therefore we are dubbing this a retreat that we want to be comforable and yet reasonbly priced. It will be an eco retreat with its own power, water etc. The island is 11 miles west of San Pedro Town, Ambergris Caye. I am currently looking for investors but wonder if a "donation" drive to raise the funds needed wouldn't be better. I'd like to hear what other forum members have to say and get your input. Thanks so much.

I'm wondering if Kickstarter might be a better place to hunt for investors. We're a pretty suspicious lot around here and have seen more than one proposed nudist development appear on the site one day, generate a brief flurry of interest, then fizzle out.
Anyone remember Terra Sol? It was supposed to be a fabulous nudist "community" (with its own golf course!) being built near Arcadia, Florida. Financing was said to be secure, and land was purchased in 2008. And then ... nothing. As far as I know, the project has been abandoned.
Cambium in the Dominican Republic is another example. Ads and solicitations to buy (or rather, lease for 99 years) began to appear in 2009. If one believes the ads that continue to appear in "N" and the AANR Bulletin, it is still in existence, but an inquiry to their website today elicits the same form letter they were sending out two years ago. Their site claims that several houses have been built and sold. Maybe so. But news tends to travel fast in Nudist World, and on this forum at least, there has been no news at all from Cambium in a long time. (If anyone does have more up-to-date information, please post it.)
Don't get me wrong. As a naturist and a scuba diver, I would be very happy to see your venture succeed. But looking for up-front "donations" (presumably from NRO members) strikes me as a pretty sketchy business plan.
